The summer market enters on the heels of an exceptionally fast and furious spring season. While activity typically slows during the warmer months, strong buyer demand, limited inventory, and stable home values continue to support the market. If you're thinking about selling sometime in the next few years, the inventory is anemic and the demand is sky high, so it's a great time to explore the idea! Single-family homes continued to gain value this quarter as buyer demand remained strong and inventory stayed limited. Well-priced homes are selling quickly, often with multiple offers.

The condominium market showed continued improvement this quarter. Buyers are taking advantage of greater affordability compared to single-family homes, helping drive steady price growth.

Originally listed for $27,500,000, this Pacific Heights property sold at asking after 21 days on the market (though they did try to sell it in 2023 for $35mil). Built in 1910 on an almost unheard-of triple lot, it features six bedrooms, a private motor court, and a rooftop deck with Golden Gate Bridge views. Not a bad place to watch the sunset.
This property in Visitacion Valley sold for $450,000 after 21 days on the market, closing on April 14th. Really this was all about the land value since the home doesn't even have a kitchen or bathroom. Definitely one for someone with vision...and a healthy renovation budget.

This penthouse at The Avery sold for $10,500,000 off-market, closing on April 30th. Incredible views stretching from the Bay Bridge to Sutro Tower along with every luxury amenity you could ask for. Tough to complain about life from the 55th floor.
Originally listed for $350,000, this Nob Hill studio sold for $325,000 after 78 days on the market. Located in Gramercy Towers with an indoor pool, gym, and 24-hour doorman, it also comes with a tenant already in place. Whether that's a bonus or not depends on who you ask. The rent is $2,835, but the monthly HOA fees are $1,476.

This property in Belvedere sold for $28,250,000 off-market, closing on April 24th. Details are limited, but this one is interesting since it wasn't able to sell in 2020 for $16.5mil. Sold from 101 Belvedere LLC to Bel 101 LLC ...At any rate, it's a gorgeous property!
Originally listed for $599,000, this San Anselmo property sold for $585,000 after 140 days on the market. Just one bedroom and one bath and under 600 sq. ft., but the oversized deck, hillside views, and charming Dutch doors make this one feel bigger than the square footage suggests.

Originally listed for $4,995,000, this Sausalito property sold for $4,885,000 after 40 days on the market. No shared walls, incredible Bay views, and it was being offered fully furnished (minus the art). The marketing verbiage calls this one a "Jewel Box", but I'm not sure if I'd call a property that's almost 4k sq. ft. by that name.
This condo in San Rafael sold for $310,000 after just 4 days on the market, closing on April 5th. A gated community with a pool, hill views, and a private balcony is a pretty solid combination at this price. Came with a tenant in place paying $1,600/mo
