San Francisco & Marin Real Estate Market Update for Spring 2026

Welcome to the Spring Edition!

First things first, I am NOT the same Amanda Martin as the one running for Governor of California. As much as I do wear many hats, that is not one of them!

Now, to the matter at hand - the spring market arrived with force! Activity levels and price acceleration reached heights we haven’t experienced in years (maybe ever!?). Driven by renewed momentum across the Bay Area along with a decent dose of speculation, demand has been surging. If I had sent this out in the beginning of April when I originally intended, that would be my prediction for the near future as well - more of the same and growing competition and prices. Now that we are in May, I'm ready to temper that just a little. Although things are still going pretty nuts, we are seeing a little cool down as some people move to the sidelines until things cool a little. That said, I've had a few really great wins with buyer clients this past month - it took some serious focus, but there is hope out there!

San Francisco Bay Area Housing Trend


HOMES ⬆

Increased substantially since January 1, 2026—up as much as 12% in many areas ​​over the past several months.

CONDO ⬆

Positive momentum continues with modest growth. Buyers priced out of the single-family​​​​​​​ home market are returning to the condo segment.

RATES ↔

Rates were trending downward for several months; however, global uncertainty has ​​​​​​​shifted that trajectory. Rates have moved back to where they were last quarter.

This property in Pacific Heights was listed for $14,500,000 and sold off-market with zero days on the market, closing at full price on March 6th. Not surprising given the location, hard to beat that stretch of Vallejo. These kinds of homes rarely need much exposure.

This property in South Bernal Heights was listed for $499,000 and sold in 19 days for about 24% under asking, closing for $380,000 on February 13th. Tenant-occupied, which likely played a role here. Sweet little cottage though, feels like one with a lot of upside.

This property on Telegraph Hill was listed for $8,100,000 and sold in 136 days just under asking, closing for $7,995,000 on January 30th. Those views do a lot of the heavy lifting here. Feels like one that needed the right buyer to come along.


195 7th St #210​​​​​​​

This property in SoMa was listed for $225,000 and sold in 9 days for nearly 9% over asking, closing for $245,000 on February 28th. Smaller price point, but clearly competitive. Clean, updated units like this tend to move quickly when priced right.

This property in Belvedere was listed for $14,995,000 and sold off-market with zero days on the market, closing just under asking at $14,900,000 on February 27th. Waterfront new construction always draws attention, especially on that stretch. Not much surprise here.


This property in Novato was listed for $635,000 and sold in 25 days for about 3% under asking, closing for $615,000 on January 12th. Pretty typical movement for a townhome in this price range. Pacheco Valle is one of those quietly steady neighborhoods.

This property in Mill Valley was listed for $2,495,000 and sold in 94 days for just under 3% below asking, closing for $2,425,000 on February 6th. Longer days on market, but those views and that setting are hard to replicate. Feels like a lifestyle buy.


This property in San Rafael was listed for $293,000 and sold in 43 days at full price, closing on January 2nd. Entry-level price point and move-in ready, usually a pretty good combination. Solid option for a first-time buyer or investor.
